No, we never charge hidden or surprise fees. We are committed to transparency and since we own the place, we get what we want. We NEVER keep payment information on file. You will NEVER be charged by us for something you did not request. All of our payments are done through encrypted processing making your information completely secure. We also never charge a fee that hasn’t been quoted and agreed to by you. If you change your mind just let us know, and we’ll hit the delete button. We will never obligate you to pay for any service unless it is something you want.

A $200 retainer fee is required for the buyer’s program. This covers your initial setup in our MLS pages and profile building. The remaining $1,597 will be shown as a debit to the seller on your closing documents.

Instead of collecting buyer broker’s percentage fee at closing, we charge a flat fee for a select set of services. For example, if you purchase a $250,000 home using a traditional agent, that agent would collect  around $7,500 in commissions. We will help you purchase that same home, but only charge you $1,997 so the remainder could be credited to you at closing.

Yes and we belong to the National Association of Realtors. We just choose to do things differently. Rather than charge a full-service commission, we only charge you for the services you need and the fee is not based on the value of your home. All services cost what they cost and we don’t charge people more just because their home happens to be more expensive.

The MLS (Multiple Listing Service) is what Realtors use to market and promote their own listings to other Realtors. Zillow, Realtor.com, and Redfin all pull their information from the MLS but can take up to 48 hours before showing a new property. We can set up a profile for you in the MLS based on what sort of property you’re looking for. You’ll receive an email from the MLS when a property is listed- before Realtor or Zillow publish them. You can control how often you receive these emails. If there’s a house you’re interested in, we can pull any documents, dsiclosures, and agent-to-agent remarks and send them to you. You’ll have all of the information any agent would have and can have a full image of the property before even walking out the door. 

First off, that’s great news! You can go over to our online portal and input all of the relevant information about your offer. Once you submit the form we take that information and turn it into a drafted contract. If there are any questions on your conditions we will reach out to you and make sure that everything is correct, and then send it to you for final review and signing. Once you sign it’s immediately sent to the seller’s agent and we follow up with them to ensure that they have received your offer and presented it to their sellers. We handle all of the negotiations, contracts, and counter offers, and once your offer is accepted we coordinate with you to schedule the appraisers, attorneys, inspectors and other professionals. 

That’s fine, but do you have all of the information on the property?

Without an agent you won’t be able to view their property disclosures and other documents before submitting an offer. I’ve seen buyers submit an offer only to balk when they read the disclosures or HOA requirements. The last thing we want is for you to enter a purchase contract only to find that the disclosures would’ve changed your mind on making an offer in the first place. Having access to these gives you all of the known information on the house before making a decision.
