Authorization for showings unaccompanied by the seller:

Please complete the authorization form below if you would like to allow showings in your home where the prospective buyer is unaccompanied by the home owner or an agent.

Unsupervised Access and Hold Harmless Agreement:

The Seller acknowledges and agrees that there may be circumstances where unsupervised access to the property is necessary or desirable, such as during inspections, appraisals, or contractor work. The Seller hereby grants permission for such unsupervised access provided that:

The individuals entering the property are licensed appraisers, inspectors, contractors, or other professionals as required and approved in advance by the Seller.

Such unsupervised access is documented through specific written approval from the Seller, detailing the name and company of the individual, the purpose of the visit, and the date and time of the access. This approval may be given via email or text message, and a record of this communication will be retained by the Brokerage.

The Seller is notified in advance of each instance of unsupervised access, including confirmation of the scheduled date and time.

Hold Harmless Provision:

The Seller agrees to hold harmless the Broker, Brokerage, its agents, and employees from any claims, damages, losses, or expenses, including but not limited to attorneys' fees, arising from or related to the granted unsupervised access as long as the above conditions are met. This hold harmless provision is intended to protect the Broker and Brokerage in the event of unauthorized actions or damages caused by the individuals granted unsupervised access as per the Seller’s specific approval.

General Provisions:

This agreement is part of the broader listing agreement and should be interpreted in conjunction with the overall terms and conditions outlined therein. Any amendments or exceptions to this agreement must be made in writing and signed by both the Seller and the Broker.
